  • Where are you located?
    Our head office, manufacturing facility and display models are all located in Newcastle, NSW, Australia. Come visit us at 121 Woodstock St, Mayfield, NSW 2304, Australia from Monday to Friday between the hours of 8:00 am and 5:00 pm and on Friday from 8:00 am until 3:30 pm.

  • How long have you been in business for?
    We have over 20 years of shipping container manufacturing experience. The company has been under new ownership since August 2020, and since then, the company puts client satisfaction, craftsmanship and innovation above all else.
  • Do you have job openings?

  • Are you an Australian owned and operated business?
    Yes. We are proud to be a family-owned Australian business. We undertake our portable and modular building manufacturing in Australia, and source most materials and subcontractors from Australia. Come and help us support Australian manufacturing!
  • Do you outsource the modification of shipping containers to other companies?
    No. Unlike many of our competitors, who simply act as middlemen, we build our portable and modular buildings in-house. If you request quotes from other companies, we recommend that you ask to see their manufacturing facility.
  • Why should I choose a Modulate Container over a brick-and-mortar building or other modular structure?
    Our Modulate Containers have many benefits over traditional modular structures. Besides being a more secure and much stronger structure, our Modulate Containers are all fully engineered, easily stackable, extremely portable, cyclone rated (including regions C and D) and have a design life of 25 years.
  • Where do your shipping containers come from?
    Modulate purchases its containers from all over the world and ensures that all shipping containers used for modification purposes are CSC certified.
  • What types of containers do you use for your Extra Wide Modulate Containers?
    As the manufacturing process of widening a standard shipping container (up to 4.5m width) requires a new build (NB) or “like new” shipping container, we only use these kind of shipping containers for our Extra Wide Modulate Containers. For our standard Modulate Containers we can use repurposed shipping containers if specifically requested by the client.
  • Do you have standard floor plans for your Modulate Containers?
    Yes, we have standard floor plans for all of our Modulate Container ranges.
  • What makes your Extra Wide Shipping Containers so special?
    Only at Modulate Containers! Our patented widened shipping containers are a game changer when it comes to creating usable spaces. From cafes, bars, offices and accommodation units, these containers offer what a standard size shipping container can't: More Space! We are the only shipping container modification company in Australia offering this type of product, as the process of widening shipping containers requires a special manufacturing process.
  • What shipping container sizes do you offer for modification projects?
    The most common sizes we use are 10ft, 20ft and 40ft shipping containers. We also offer our patented widened shipping containers (only for the standard 20ft and 40ft containers). Only at Modulate Group will you be able to purchase shipping containers that are either 3m, 3.5m, 4m or 4.5m wide. Those widened shipping containers are only offered as High Cubes (HC). The difference is that the GP has an external height of 2.6m, whereas the HC’s external height is approximately 2.98m.
  • What container grades (quality of shipping container) do you use for your modification projects?
    As we prefer to provide higher quality shipping containers to our customers, we usually use new build (NB), “like new” or A Grade shipping containers for all of our modification projects. These containers are usually manufactured in China and meet all ISO standards. Plus, they are much stronger and durable than used containers. We also offer used shipping containers (B or C Grade shipping containers). These can be a great option for people who are on a budget but still need a high-quality container. While these containers have been used before, we are able to refurbish them to give them a second life.
  • Do you have standard floor plans for your Modulate Container range?
    Yes, we have standard floor plans for our Modulate Container structures, including for our Modulate Office, Modulate Cafe and Modulate Living Space range.
  • Can you custom design a Modulate shipping container?
    Our pre-engineered Modulate Container comes with a standard option. As well as offering plenty of upgrades, we can further customise each of our Modulate Containers based on your needs. We’re happy to consult with you to provide a solution.
  • I want to add/change windows, doors, etc. Is this possible?
    Modulate can add additional windows and doors. Adding windows and doors which are not Modulate standard requires a consultation and could incur additional costs and lead time.
  • Can you provide furniture in the container?
    Yes, we can provide loose furniture, however, Modulate Group recommends that customer self-select and install loose furniture. We do offer a range of fixed furniture, especially as part of our Living Space range. Fixed furniture options include but are not limited to bed frame, cabinets, benchtops, work surfaces, wardrobes, and shelves, which can be secured to the interior walls.
  • Can I have the Modulate Container completely self-contained, so I don’t have to connect it to site utilities?
    Our company provides a variety of options to make our Modulate Containers self-sufficient. Options range from double glazed windows, high R-value insulation, solar and battery system, composting toilet with second chamber, drinking and grey water tanks under with pump as well as mains or tank connection, full size shower and more.
  • Do you have different finishes for flooring, benchtop, cupboards, etc.?
    Yes. We offer a variety of different finishes for Modulate Container’s flooring, benchtop, cupboards, etc.
  • Can you deliver?
    Yes, we can arrange delivery of your Modulate Container within Australia. Please contact us for a quote to your exact delivery location.
  • What is your manufacturing capacity?
    We own and operate out of our Newcastle, NSW manufacturing facility covering over 17,000 square metres. This means that we have the capacity to easily fulfill large orders in a short time frame.
  • How does your payment process work?
    Once you accepted the quote, we will send you an invoice. Please refer to the invoice details for specific payment terms. In general, Modulate Group requires receipt of 50% of the total cost within 14 days of accepting quote (if a deposit has not been paid within 14 days the quote is no longer valid). The final payment is due upon completion of production. The project will not be released for delivery until all funds have been received.
  • How does Modulate’s ordering process work?
    Initially, we suggest that you contact us for a quick consultation. This will allow us to understand your needs and in turn we will provide a quote for your approval. For more complex projects, we may charge a consultation fee for architectural/CAD/3D drawings. Before we even start production, you’ll receive drawings for your approval to ensure the container is produced to your specifications.
  • How long will it take to fulfill my order?
    Lead time can vary depending on how many orders are in the pipeline and stock availability. Modulate Group aims to complete modified containers in as little as four weeks from the time of purchase for Modulate’s standard floor plans and up to 16 weeks or even longer for more complex customised portable and modular buildings. On occasions, we might have some stock available of our Modulate standard floor plans, which would then be available straight away.
  • How can I secure my slot in the production line?
    Once you have accepted our quote, made your deposit, and signed off on the work instruction drawings, we will secure your slot in Modulate Group’s production line.
  • What if I change my mind after paying my deposit?
    All deposits are non-refundable. Once we start the manufacturing process, we incur non-recoverable costs, such as material, subcontractors, and direct labour. Also, as most portable and modular building projects are often custom built, it can be difficult to resell those.
  • If I buy more than one Modulate Container, can I get a discount?
    We pride ourselves on providing fair pricing for our portable and modular buildings. For large orders, we are usually able to provide discounts. Large orders of the same or similar Modulate Container increases our operational efficiency and our ability to negotiate better pricing from our suppliers and subcontractors, which we can then pass on to our clients.
  • Do you provide finance options?
    Yes. Modulate Group has partnered up with Ausloans finance group to offer our customers some of the best and most competitive finance solutions in the country. This means that you can own your Modulate Container without the large upfront cost.
  • Can I have an architectural/CAD/3D drawing of a Modulate Container?
    For most of our Modulate standard floor plans, we have already produced architectural/CAD/3D drawings. For customised projects, we provide work instruction drawings for customer approval prior to beginning any work.
  • What if I need repairs to my container?
    Modulate Group offers a five-year structural warranty and a one-year warranty for non-structural items. We are responsible for qualifying repairs within the warranty period. However, if the portable and modular building is not properly maintained or subjected to abuse, the warranty will be voided, significantly impacting the product's lifespan.
  • How can I track progress on my Modulate Container project?
    From start to finish, your Modulate Group's Sales & Modifications Rep will continuously provide you with an update on your project.
  • Can I come in and conduct work in progress inspections?
    Work in progress inspections of your Modulate Group is subject to our discretion. Any requirements to inspect work in progress at Modulate Group must be scheduled with the Production Manager and agreed 2 days in advance in writing.
  • Can I make changes to my Modulate Container once the production process has started?
    Any change orders issued after a project has started production will result in the customer being billed for the change order. Modulate Group may require 50-100% of the change order amount to be paid before beginning work on the change order. For those customers granted payment terms, additional change orders will result in the customer being billed for 100% of each change order total on the original target completion date for that change order. Modulate Group reserves the right at its sole discretion to waive this billing requirement on minor change orders that do not materially affect the total project price and/or project schedule.
  • Who is responsible for a project requiring permits and compliance with zoning regulations?
    The customer - not Modulate Group - is responsible for adherence to any permitting or zoning requirements. Please contact your local council for further information.
  • What if I need to store my Modulate Container at your yard once completed?
    Modulate Group charges a storage fee for any Modulate container not shipped from our facility within 7 days after project completion unless otherwise agreed in writing. The storage fee is $50/day for each container. Any accumulated storage fees must be paid before a container is released for shipment.
