In this video, we take a walk through one of our latest builds, a custom-designed extra-wide container office built from the ground up for Coffs Harbour City Council. Compact in footprint but packed with clever features, this modular weighbridge office ticks every box for functionality, comfort, and durability.

• 50mm EPS insulated wall panels for a clean, modern finish
• Timber-look vinyl flooring + coved vinyl in the wet areas
• Full kitchenette with soft-close Laminex joinery
• Dual PA doors for safe and secure site access
• Hidden electrical cabling for a clean aesthetic
• Fully integrated toilet & storage room

Welcome to Modulate, check out one of our most ambitious waterfront projects to date! Three bespoke shipping container builds floating right in the heart of Sydney Harbour at the iconic Jones Bay Superyacht Marina.

💡 What’s Inside?
We designed and installed three highly customised 40ft container structures:
• A fully fitted marina office with panoramic views, high-end finishes, and smart access tech
• A luxury toilet and shower block featuring copper outdoor showers, DDA compliance, and elegant finishes
• A modular storage hire unit with flexible cage divisions and premium security

🛠 How’d We Do It?
From barge-craning across the harbour to clever floating pontoon engineering, this wasn’t your average install. We share behind-the-scenes insights into the logistics, construction process, and premium materials — like aluminium timber-look cladding, custom joinery, recessed sliding doors, and macerator plumbing systems.
